The master bathroom has a large walk-in shower and the second bathroom has a shower/tub combo. Outside you'll find a casita which is the perfect spot to watch the game or get some work done. It has a kitchenette, pullout sofa, and desk. There are a total of 3 televisions in the space, all equipped with streaming capabilities and Netflix access via Starlink internet. The outdoor space is a great place to roast marshmallows under the Texas stars at night. This home is located in the country, so while we do regular maintenance and pest control, there are dirt, stickers, and bugs. We allow a maximum of 2 dogs. No cats as we are highly allergic. Please list animals on booking. The only true fenced area of the yard is around the home and casita. We have installed exterior security cameras for the safety of both guest and property. These cameras are actively recording both audio and video in the front of the property. Any tampering with cameras, including, but not limited to covering and otherwise disabling of these cameras are grounds for early termination of reservation with no refunds whatsoever. ✅ We take your safety and security seriously and this property has special local compliance requirements of a signed rental agreement and ID verification. To make this easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots. House Rules

1. LIMITED OCCUPANCY: Occupancy is limited to a maximum of 7. Primary renter must be 21 years of age or older. Additional guests are allowed, only if approved prior to check-in. If the Host concludes that this policy has been breached, the Owner reserves the right to expel the entire party with no refund. 2. NON-DISTURBANCE CLAUSE: Renter and their guests shall not disturb, annoy, endanger (fireworks), or create inconvenience for neighbors nor use the premises for any unlawful purposes. 3. CARE OF PREMISES/DAMAGES: MAXIMUM 2 DOGS ALLOWED. NO CATS AS OWNERS ARE HIGHLY ALLERGIC. NO SMOKING PERMITTED IN HOUSE. Automatic eviction plus forfeit of deposit and rent if violated. Renter agrees to pay the Host for any damages to furnishings, household items, or pool that occur as a result of Renter’s occupancy. This will include payment of any additional cleaning charges over $100.00 incurred due to Renter’s occupancy. 4. OWNERS RIGHTS: Renter agrees that if the conditions and limitations set forth herein are not met, Host shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Renter has vacated the Property. All monies paid by Renter shall be forfeited as liquidated damages. 5. INDEMNITY CLAUSE: Renter hereby agrees to Indemnify and hold the Host harmless from any and all claims, including those of third parties, arising out of or in any way related to Renter’s use of Property or the items of personal property provided therein. Renter assumes all risk of injury or other losses relating to any recreational activities, including the use of the private swimming pool on the Property, and will hold Host harmless with respect thereto. 6. NO SUBLETTING: Renter may not sublet or assign this lease for all or any part of the premises without the prior written consent of the Host. 7. REPAIRS AND MAINTENANCE: The Property is rented with the Host's furniture and household furnishings. The Host shall not be responsible for providing additional furnishings or equipment not presently available in the Property. Renter will report any maintenance issues immediately to the Host. The Host will make every effort to repair and/or replace any equipment that is not working properly but cannot guarantee that all equipment is in good operating order at all times and no rate adjustments or refund will be made for equipment or appliance failures. 8. CANCELLATIONS Renter is subject to a full refund if cancelled at least 30 days prior to check in date. Guests who cancel 7-30 days before check-in get 50% back. Cancellations after 7 days prior to check-in date are non-refundable. 9. PARKING: Adequate parking is provided in front of the property Renter and Owner, by signing this Rental Agreement, acknowledge that they will comply with the terms of this agreement, and each assumes the responsibility for the obligations set forth herein. Renter acknowledges receipt of the House Rules. Renter acknowledges that they have read, accept, and agree to the terms set forth. CHECK OUT PROCEDURES: 1. CHECK-OUT NO LATER THAN 11AM *late check-outs must be approved by the Host 2. All furniture should be returned to its original location. 3. Ensure propane under grill is turned off 4. Start dishwasher with 1 pod. 5. Leave used beds unmade. 6. If you brought a dog, please clean up waste in the backyard. 7. Lock all doors and turn off all lights.
